Living & working
in Chelmsford.
Chelmsford combines county-town services with specialist engineering and rail connections towards London. Beaulieu Park station gives the north-east another point of access. The established centre, Moulsham and newer growth areas are worth comparing by their local amenities and the journey to the workplace you need.

01Work & opportunity
Specialist engineering and a service-sector base.
Chelmsford’s 2024–25 council monitoring report describes a mixed employment base including health and care, retail, education, public administration, professional services and construction. Teledyne e2v provides a distinctive technical example: its Chelmsford facility works in imaging, instruments, quantum technologies and radio-frequency products.
Teledyne’s own apprenticeship page explains engineering and finance routes, but states that applications for its engineering 2026 intake are closed. Use the programme information to understand future entry routes and application timing. For any employer, verify the current role, requirements and application deadline directly. Ask at the fair about apprenticeships, progression and whether the position is in the centre or at a separate site.
- Explore Teledyne e2v's apprenticeship information.
- Check the next application window.
- Confirm the engineering site or office address.
02Homes & cost of living
The centre, Moulsham and north-east growth areas.
Homes & everyday costs
Compare the centre for access to shops and the established station, Moulsham for a different neighbourhood setting, and the Beaulieu/Boreham side for access to the newer station. A property’s distance from a station is only part of the decision: try the walk, check daily amenities and visit after dark before drawing conclusions.
The official rent figure shown alongside covers Chelmsford. This covers all sizes of property and existing and new tenancies, not current asking rents. Compare equivalent live listings and add council tax, energy, water, broadband and travel. Check the cost and practicalities of a London commute against working locally or from home.
- Compare the same property size.
- Include household bills and commuting.
- Visit before signing.
03Getting around
Chelmsford and the newer Beaulieu Park station.
Beaulieu Park station opened on 26 October 2025 on the Great Eastern Main Line, between Chelmsford and Hatfield Peverel. Greater Anglia’s station information places it near Beaulieu and Boreham. It should now be considered as an operating option, rather than an unbuilt transport promise.
Use the operator’s current planner to compare the two station options for your route and working hours. Include the bus, cycle or walking connection and any parking charge. For a role elsewhere in Essex, a good London rail connection may be less useful than a direct local journey. Check the return trip, accessibility needs and disruption arrangements before making a housing decision.
- Compare Chelmsford and Beaulieu Park stations.
- Check the onward journey at working hours.
- Confirm station access information.
04Life beyond work
The city museum and Hylands Estate.
Oaklands Park is home to the Museum of Chelmsford, a useful place to understand the area beyond its commuter reputation. Central Park offers another city-space option, while Hylands Estate combines parkland, gardens, studios and selected public openings of the house.
These places make a good starting itinerary for a scouting visit. Try an ordinary shopping trip and identify a leisure facility or regular class near each shortlisted home. Check current opening arrangements and event-day access directly: a park, museum and event venue may have different hours, admission arrangements or parking rules.
- Explore a neighbourhood on foot.
- Find a regular local activity.
- Check current venue information.
05Settling in
City services and Essex childcare information.
Settle in well
Chelmsford City Council provides city housing, council tax, parks and local services, while families should also check the responsible education and childcare service for their address. Confirm arrangements with individual providers before assuming a move will fit a work start date.
Use the NHS GP finder, check broadband at the property and keep your tenancy inventory and utility readings together. Ask the employer about actual working hours and attendance requirements. A technically attractive role can become a difficult move if the commute, childcare or equipment needs are left until the first day.
- Check the council for your address.
- Use the NHS GP finder.
- Confirm arrangements before move-in.
