Living & working
in Sunderland.
Sunderland brings together the Wear’s city setting, the coast at Roker and Seaburn, and major employment areas inland. Automotive manufacturing, digital businesses and services create different kinds of working day. Housing choices follow that geography, particularly when a shift begins before the usual morning commute.

01Work & opportunity
Automotive, digital businesses and service employers.
The council-backed MySunderland sector guide identifies automotive and advanced manufacturing, business services and digital activity. Nissan, Tombola and Hays Travel are among the named business examples.
Look for operational, customer-service, technical and business-support roles as well as specialist posts. The sector guide also highlights links between industry, education and organisations such as Sunderland Software City. Ask employers about training, apprenticeships and entry requirements, and check the exact site. A central office and an inland manufacturing operation may require quite different transport arrangements. Sunderland College provides apprenticeship information and application routes in fields including engineering, business and computing.
- Explore Sunderland College apprenticeship routes.
- Check manufacturing shift patterns.
- Locate the actual site, especially inland.
02Homes & cost of living
The city, Roker, Seaburn and inland work sites.
Homes & everyday costs
Compare central Sunderland for access to city amenities with the coastal settings of Roker and Seaburn, and with areas closer to an inland workplace. Visit at the times you would actually be home and test the route to work. A coastal address can be attractive without being the most practical choice for a particular shift.
The official rent figure shown alongside covers Sunderland. It includes all property sizes and existing and new tenancies, not current asking rents, and covers a wider area than the centre. Compare equivalent homes and include council tax, energy, broadband and commuting. Inspect heating, storage and the complete daily journey before deciding.
- Compare the same property size.
- Include household bills and commuting.
- Visit before signing.
03Getting around
Existing Metro services and the final journey to work.
Nexus’s published Green Line timetable covers the Metro corridor between the airport and South Hylton through Sunderland. Use the current timetable and service updates for your specific station and travel day; the existence of the network does not establish that every local workplace is conveniently served.
Washington and other inland employment locations require their own route check. Do not budget around a proposed Metro extension as though it already operates. For shift work, verify the first and last useful bus or Metro connection and the walk to the staff entrance. Check match-day travel arrangements around the Stadium of Light and confirm assistance requirements directly.
- Check both outward and return trips.
- Plan for evenings and weekends.
- Confirm access requirements.
04Life beyond work
The coast and the city’s cultural venues.
Roker and Seaburn provide a coastal setting distinct from the city centre and River Wear. MySunderland’s visitor material also highlights Sunderland Museum & Winter Gardens and central independent businesses. Use a scouting visit to experience both the coast and the area where you would spend most working days.
Major matches and events can change transport demand and the feel of surrounding streets. Check the current calendar when planning a viewing or move. Find a regular activity, grocery shop and green-space route near a prospective home, and consider winter weather when deciding how much of your routine will involve walking beside the coast.
- Explore Roker and Seaburn.
- Browse the city's current cultural listings.
- Check return travel for an evening out.
05Settling in
Council services and Together for Children.
Settle in well
Sunderland City Council provides housing, council tax and family-service information. Check the address rather than assuming all places labelled Wearside have the same authority. Families should confirm school and childcare arrangements with the responsible service and individual provider.
Use the NHS GP finder, check broadband at the exact property and organise utilities before moving. Keep tenancy papers and meter readings together. At the fair, ask about shift rotation, induction location and training: these can determine whether a role fits a coastal, central or inland home better than the headline salary alone.
- Check the council for your address.
- Use the NHS GP finder.
- Confirm arrangements before move-in.
